BRIEF SUMMARY OF COVENANTS AND RESTRICTIONS
In order to insure that the quality of life in River Isles is maintained at the standards expected by all Home Owners within the community, Covenants and Restrictions have been formalized. These regulations pertain to every home in the River Isles community. Some highlights of these regulations are:
1. The Home Owners Association is responsible for operating and maintaining the clubhouse, the recreational facilities and the common grounds in River Isles. A required monthly assessment fee from each Home Owner, currently $52.00 per month, allows this to be accomplished. (By-laws, Article V, Sections 1 and 2).
2. River Isles is an Adult Community. At least one person 55 years of age or older must be a permanent occupant of each home. In no event shall any home within River Isles be occupied by anyone under the age of 18 years. This restriction also applies to renters. (Covenants Section 2.13).
3. Homes must be used for residential purposes only. (Covenants, Section 2.1).
4. Two small dogs or cats are allowed. A small dog is defined as weighing 35 pounds or less. Pets must be leashed and owners are required to clean up after their pets. (Covenants, Section 2.3).
5. Only one portable clothesline shall be permitted on each lot. Any clothesline shall be taken down and stored when not actively in use. (Covenants, Section 2.4).
6. Signs are not permitted except as approved by River Isles Home Owners Association Board of Directors. (Covenants, Section 2.5).
7. Antennas (including satellite dishes) must not exceed 15 feet above the roof drip line and must be place at the back of the home. Installation of exterior antennas must be approved by the Board of Directors. (Covenants, Sections 2.8 and 2.9).
8. Restrictions exist for the parking of truck, trailers, recreational vehicles, boats and cars. (Covenants, sections 2.8 and 2.9).
9. Exterior additions or changes must be approved by the River Isles Architectural Review Committee and the Board of Directors. (Covenants, Section 2.2).
10. Restrictions exist on fences, hedges, shrubbery, etc. (Covenants, Section 2.11).
11. Home and yard maintenance is required. (Covenants, Sections 2.2 and 2. 12).
12. No home in River Isles shall be rented or leased more than one (1) time during each calendar year. The Board of Directors must interview and approve in writing, all new tenants. (Covenants, Section 2.15).
